HGP have partnered with Cora Homes, investing £1.90m to deliver 65 units in Stoke Golding, Leicestershire. The development, set in the charming and historic village, will comprise a collection of 2, 3, 4, and 5 bedroom homes, with residents benefitting from its friendly community feel as well as convenient transport links. This scheme represents HGP’s first project with Cora Homes, a well-established local developer with a strong track record and excellent reputation delivering homes in the Midlands.

HGP invested £4.5m alongside Duchy Homes to support the delivery of 341 homes across two large schemes in Chapelgarth, Sunderland and Elwick, Hartlepool.
Duchy Homes is a well-established and award winning regional housebuilder, delivering over 200 units per annum, with operations across Yorkshire, the North East and North West. HGP have been a long term partner of HGP, with the investment representing the 6th and 7th site co-invested by HGP.
The 162 unit Elwick Scheme is the first phase of a wider “High Tunstall Farm” residential masterplan which will deliver 1,200 which benefits from a good range of local amenities and schools.
The 179 unit Chapelgarth scheme forms part of a wider “Potters Hill” masterplan to deliver 750 new homes in a key regeneration area of Sunderland located in close proximity to the Doxford International Business Park, a 125 acre site which employs over 8,000 people.
Both schemes will develop a range of quality 3, 4 and 5 bed room two storey homes, supporting much needed delivery of good quality family housing to the wider North East region
HGP has invested £1.8m in partnership with existing partner Campbell Buchanan, for the delivery of 61 houses at former airfield RAF Alconbury. The site, part of a 6,500 unit consortium master planned by Urban & Civic.
Campbell Buchanan is a well-established regional housebuilder operating across the East of England with ambition to grow and a strong desire to work with HGP to unlock bigger sites and Alconbury represents the 3rd site down in partnership with HGP. The site nested along the Cambridge – Milton Keynes – Oxford corridor and is a key growth area of industry and population.
HGP has invested £4.3m in partnership with Durkan Homes to redevelop school land into a mixture of homes and apartments, with a high proportion of units catering to first time buyers. The land sale provides social impact by aiding Onslow St Audrey’s school to fund the expansion and development of their premises.
Durkan is a highly experienced developer and contractor with the skills, platform and ambition to grow. This investment is part of a £15m Regional Growth Initiative with Durkan that will enable HGP to support future acquisitions.
HGP has invested £7.1m in partnership with James Taylor Homes in regenerating the area previously occupied by the old electricity works in St Albans. The development, comprising predominantly flats, boasts strong ESG credentials including PV panels and green roofs. This is HGP’s 3rd investment with James Taylor Homes.
James Taylor Homes has an extensive track record in delivering development and construction projects in Greater London and the Home Counties. As part of the investment HGP provided a £15m Strategic Partnership commitment to James Taylor to provide support for future acquisitions.
HGP delivered an innovative investment providing a £15m Regional Growth Initiative (“RGI”) commitment to highly experienced Winchester based housebuilder Alfred Homes to facilitate a management buyout of Alfred’s majority shareholder.
The transaction saw HGP simultaneously invest equity into 5 sites which helped Alfred free up capital to deliver a shareholder exit whilst leaving the Managing Director and founder with 100% ownership going forward.
As part of this transaction HGP provided Alfred with additional firepower to build out its impressive landbank via our RGI proposition which helps the business deliver its growth strategy over the medium term.
Alfred Homes is the market leader in Winchester with a strong brand and customer-centric approach. This investment alongside Alfred is consistent with HGP’s mandate to back established businesses with ambitious management teams to grow sustainably.
The 5 initial sites are located near Alfred’s Winchester HQ, all of which Alfred obtained planning for leveraging its strong local relationships and land assembly capabilities.
HGP co-invested in excess of £10m in partnership with established London based developer Avanton to deliver 262 new build flats along the Old Kent Road Regeneration area of South-East London.
The Old Kent Road is identified in the Mayor’s plan as an Opportunity Area and the Old Kent Road Area Action Plan was thus formulated by Southwark Council together with the Greater London Authority. The Action Plan provides the objectives and policies to build 20,000 new homes and doubling the number of jobs whilst revitalising high streets.
This flagship investment from HGP represents the first phase of Avanton’s wider Ruby Triangle scheme which has detailed planning for an additional 1,150 units to be delivered over a multi-phase programme of development.
The scheme will consist of a mixture of studios, one bed and two bed flats situated across one building with two towers (10 and 19 stories respectively) along with ground floor commercial space.
In addition to helping to regenerate an area of strategic importance, this car-free scheme has several additional ESG attributes consistent with HGP values and aspirations including communal source heat-pumps, water-saving measures and improvements to surface water drainage to achieve a greenfield rating.
HGP have invested alongside Bowbridge Homes to deliver 48 new homes in Frisby, Leicestershire. The development set in the beautiful Leicestershire countryside will include 2,3,4 and 5 bed homes including affordable homes as well as 8 custom build homes. This exciting new project marks HGP’s first involvement with custom build housing which comes at a time when “Self and Custom Building” is high on the Government’s agenda.
By partnering with HGP, Bowbridge Homes have been able to stretch their equity further and bring forward additional schemes from their pipeline, assisting their growth ambitions as they continue on their journey to become a regional sized housebuilder.

HGP invested £2.7m to support Cruden Homes in the development of a 48 unit premium private for sale scheme in Edinburgh.
Cruden are a well-established and award winning operator and brand in Scotland, active across several sectors including private residential, affordable housing, retirement/later living and PRS/BTR. HGP has a long standing relationship with Cruden having supported the business on delivery of two large family housing sites in East Lothian to date.
The Barnton site enjoys a fantastic micro location, positioned in an attractive setting on the boundary of the Royal Burgess Golf Club and is well located for travelling into Edinburgh city centre. Cruden will deliver 44 apartments and 4 townhouses. The properties will be built to a high specification including a fully electric utility model incorporating ground source heat pumps, along with high quality indoor and outdoor communal space.
The scheme is specifically designed for the over 55’s market, which was an important consideration for the planners and the local community, which suffers from an undersupply of appropriate housing for this demographic
HGP’s £2.3m investment in Broomhouse represented the first of three investments made alongside Glasgow based housebuilder, AS Homes (Scotland) under their new brand, Briar Homes. The development delivered 55 three and four bedroom detached homes, less than 10 miles from Glasgow.
HGP investment has supported the business to return to the private ‘for sale’ market. The offering has been well received by the market and provided the perfect platform for Briar and HGP to partner on two further opportunities, which will deliver a further 173 new homes to the region.
